Six desks behind one window
New Hope Properties Limited runs all six resale flat services from the Kwun Tong shopfront at Rm 2 4/F Liven House, 61-63 King Yip St, Kwun Tong, Hong Kong - 999077, Hong Kong (HK). The desks are set out below in the order a buyer usually meets them, though you may enter at any point. If you would rather speak to a person, call +14849317995 or write to portal@newhoperealty.lol.
Flat Sheet Bays
The flat sheet bay is where a resale unit becomes legible. We take the measurements on site, not from an old listing, and we draw the floor plan on one page in hairlines so that the proportions are honest. The sheet records the usable area, the orientation of the main windows, the age of the kitchen and bathroom fittings, the lift and stair access, and any structural feature that changes how the flat lives. We also write down the things a photographer would crop out, such as a low ceiling beam or a shared wall that carries plumbing noise.
Each sheet is kept in three copies. The bay copy stays on file, the viewing copy travels with the slot run, and the buyer copy is handed over folded at the corner so it fits a coat pocket. If a figure changes after inspection, the change is initialled and dated rather than rewritten, which means a later reader can see the history of the unit and not only its final description. Sellers who ask for a sheet before cleaning are welcome; the sheet simply notes the state of the unit at the moment of the walk.
Viewing Slot Runs
A viewing slot run is a walking order. We group flats by building, then by floor, then by daylight, so that an afternoon moves in one direction and the buyer is not doubling back across Kwun Tong. Each slot is given a start and an end so that two families never collide on the same landing, and building management is told in advance which door will be opened and when. The run begins at the shopfront, where the sheets are handed out and the route is marked in pencil.
On the walk we note the sightlines that a photograph hides: what the lift lobby smells like in summer, whether the corridor window is louvered or sealed, how much noise reaches the bedroom from the street. Those notes go back onto the sheet. A run can cover a single flat if the buyer wants a long look, or half a dozen if the buyer is still narrowing the search. We keep the pace slow enough for real questions and fast enough that the day is not wasted.
Offer Letter Desks
The offer letter desk exists because spoken numbers drift between the viewing and the signing. We draft the offer with you in the room, in plain language, setting out the price, the deposit, the completion date and every condition that matters to you. The letter is read back clause by clause so that nothing is assumed. When it is signed, a copy goes into the file and a copy goes to the seller through the shopfront, and the buyer keeps the original.
If a seller responds with a counter offer, we bring it back to the same desk and revise the letter rather than starting again from a blank page. Revisions are dated, and the buyer can see what changed between the first and the second version. We do not draft offer letters for flats that we have not inspected, and we do not present a letter as a contract of sale, since the legal effect of any sale document depends on the parties and their own advisers.
Mortgage Referral Windows
The mortgage referral window is an introduction service and nothing more. When a buyer wants to compare lending options, we pass the contact detail to a panel of lending partners and explain the difference between the referral and the loan itself. We do not charge the buyer for the introduction, and we do not receive a commission from the buyer. The lending partners set their own terms, and any loan agreement is a matter between the buyer and the lender.
Buyers who already hold a pre approval are welcome at the window too. We will read the pre approval alongside the flat sheet and point out any mismatch between the stated valuation and the offer price, since mismatches are a common source of delay at completion. What we will not do is promise an approval that we cannot control. The window gives you a route to compare, not a guarantee of outcome.
Rent Roll Reviews
When the flat is already let, a buyer needs the tenancy facts on one page. The rent roll review sets out the current lease, the passing rent, the deposit held, the dates of the term and the renewal window. We read the lease before we write the review, and we flag clauses that affect a buyer, such as a break option, a rent review mechanism or a restriction on assignment.
The review is a summary and not a legal opinion. It is designed to help a buyer ask better questions of their own solicitor, and to see at a glance whether the income on offer matches the price. If the rent is below the surrounding market, the review says so; if the rent is above it, the review says that too. A buyer planning to occupy the flat finds a separate note on the notice period needed to end the tenancy.
Handover Key Sittings
The handover key sitting is the last desk and the most deliberate. Both sides meet at the shopfront with the key schedule, and we count the keys against it: main door, back door, letterbox, meter cabinet, gate fob, and any spare held by the building management. Each key is tested in its lock in the presence of both parties. The meter readings for electricity, water and gas are recorded on the handover sheet and signed by both sides.
The sitting ends only when the buyer and the seller agree that the flat is in the condition recorded during the viewing slot run. If something has changed, it is written on the sheet before the key tags leave the ring. We keep a signed handover sheet on file at Liven House so that a later question about a reading or a key has a written answer. The key tag is then stamped and given to the buyer, and the flat changes hands.
The process, step by step
- Enquiry. You contact the shopfront by phone at +14849317995 or by email at portal@newhoperealty.lol and tell us what you are looking for.
- Flat sheet. We inspect the unit, draw the plan and write the sheet, and a copy is sent to you before the walk.
- Viewing slot run. We book a slot, walk the route with you and add your notes to the sheet.
- Offer letter. We draft the letter with you, read it back, sign it and deliver a copy to the seller.
- Lending and tenancy. Where needed, the referral window and the rent roll review run in parallel with the offer.
- Handover key sitting. We count the keys, test the locks, record the readings and stamp the tag.
